EuroLine’s Expertise Helped Deliver Affordable Housing Ahead of Schedule

Developed by Brightside Community Homes Foundation in partnership with BC Housing, the Hawthorn replaces the aging Mollard Manor—a building that had reached the end of its lifespan—with a modern, energy-efficient, and community-focused home designed to last generations.

For decades, Brightside has provided affordable housing to seniors, families, and individuals in Vancouver. But many of their older buildings were outdated, inefficient, and uncomfortable to live in. The Hawthorn reimagines what affordable housing can be: a high-performance building built to Passive House standards, ensuring residents benefit from lower utility costs, superior quality, and long-term comfort.

The project team included Integra as architect, VanMar Constructors as builder, and Entuitive as envelope consultant. Located at the busy corner of Granville and 71st Avenue, the project came with its share of logistical challenges. Coordinating deliveries and multiple trades in such a high-traffic area required careful planning and strong communication. 

Thanks to our decades of experience in Passive House projects, the EuroLine team was able to significantly help in the planning process as a partner and consultant. We brought deep technical knowledge that helped everything come together seamlessly. Our hands-on approach and collaborative mindset ensured that the window systems integrated perfectly with the building envelope, supporting airtightness goals and helping the project achieve its exceptional performance standards.

EuroLine supplied hand-selected, Passive House–certified tilt-and-turn window and door systems tailored to the project’s accessibility, adaptability, and performance needs. Custom hardware supported accessibility and adaptability requirements to ensure every suite was inclusive and easy to live in.

Remarkably, this building was delivered ahead of schedule, thanks in large part to VanMar’s incredible site management and the strong collaboration between all partners on this project.
